York Hill Forest is a well-stocked Adirondack timberland property situated in a scenic region which is well-recognized for its striking mountain landscapes and abundant forest resources. The town of Lewis is located within a popular "wood basket", with close proximity to the Adirondack Northway (Interstate 87). This strategic transportation corridor links the region to numerous forest products markets, including a diverse array of domestic and Canadian outlets for pine and hardwood sawlogs, pulpwood firewood and fuel chips. Such close proximity to major transportation infrastructure and regional markets is one of the key elements that will drive the investment value of the property as thinnings occur and products are eventually brought to market.
The property derives its name from York Hill, a prominent upland ridge which occupies the tract's far western perimeter. This peak is one of the major topographic features shaping the land; its sloping ridge-side terrain and productive soils contribute to the tract's well-stocked forests. From its summit, the ground drops sharply for a few hundred feet over granite outcroppings before transitioning into broader mid-slope sites which gradually fall toward the center of the land. These lower-slope areas are dominated by mixed hardwood and pine forests, offering a good canvas for recreational pursuits and forest management activities.
The timber resource on York Hill offers three preferred qualities: full stocking, attractive species composition, and high quality stems. Originating as even-aged stands some 70+ years ago, the overstory is dominated by poles and sawlogs, while harvest entries some 30+ and 20 years ago created two additional hardwood age classes comprised of young poles and advanced saplings. Since this time, few areas have been thinned, resulting in the fully-stocked stands seen today. With much of the forest occupying well-drained productive soils, the forest offers a fresh start for the new owner to create a silvicultural signature, one that offers harvest opportunity within the first 10 years or ownership.
